The Scheme

New 22 storey tower accommodating a mix of land uses totalling 41,700sqm. The proposals sought to replace the London Metropolitan University Sir John Cass School of Art, Architecture and Design facility with a new office/hotel and supporting ground floor uses with an enhanced public realm.

The Project

The development proposed new public realm through the site to create a Laneway linking Whitechapel High Street and Manningtree Street to animate the internal part of the site and promote the ground floor uses (retail/bar/restaurant and gallery uses).

The proposed servicing arrangements utilised the existing access to the south of the site due to the proximity of sensitive Transport for London (TfL) red routes and a Cycle Superhighway abutting the site. Future servicing management is key to reducing the traffic impacts on the sensitive local London Borough of Tower Hamlets highway.
